Building Permits and the Residential Design Review Committee (Rev.7/26/10)

All home owners with the Village of Sterling Ridge are subject to a set of covenants, deed restrictions and other standards that govern the use of and improvements to their properties. Our Village Association has no responsibility for the enforcement of these standards. These standards and restrictions are administered by the Covenants Administration Department within The Woodlands Township. The convents and standards that apply are quite complex and may vary by neighborhood within the Village. Any homeowner wishing to make any improvements or change to their property should contact the Covenants Administration Department for guidance and help. Members of the Department are assigned to monitor adherence to the Covenants by home owners. Some common violations that are caught and have to be resolved "after the fact" typically involve such things as:

Placing of structures, especially storage sheds and play equipment, within the lot easements and set backs
Building of walkways, patios or widening of driveways
Building of gazebos, arbors, etc.
Cutting down trees
Fence repairs and replacement
Repainting of houses and fences

There is a "fast track" process in place for potential approval of the more routine and standard requests. Requests pertaining to completed single family residences not meeting the "fast track" criteria must be submitted for approval to the Residential Design Review Committee (RDRC) for Sterling Ridge (each Village has their own RDRC). The RDRC does not have the authority to grant any variance to the covenants or the approved standards. Thus, if a home owner’s request is not approved by the RDRC, the home owner has the option to submit their request to the Design Standards Committee (DSC) for further consideration in the granting of a variance to the standards. The RDRC is composed of up to five residents elected for a one year term. Currently, the members of the SRV RDRC are:

The Committee meets on the first Thursday of each month at 4 PM at the Township Service Center. All residents are invited to attend.
